Rooms and Facilities

Our bedrooms and bathrooms benefit from ongoing refurbishment to offer the highest standard of comfort and cleanliness. Many of the rooms have views of the open New Forest, whilst others are at the back or side of the house, overlooking the garden. We have a range of rooms to suit different requirements:

  • Luxurious four poster rooms for that special occasion
  • Double rooms
  • Twin rooms

All of our rooms are well-equipped for your comfort and convenience and include free wireless internet connection, complimentary tea and coffee making facilities, toiletries, flat-screen TV/DVD Player and lovely comfortable beds and bedding. There is an ‘Honesty’ Bar on the landing from which you can help yourself to fresh milk or treat yourself to a little tipple as the mood takes you. We can arrange for Champagne, Prosecco, New Forest Chocolates, Strawberries or Flowers in your room to help you celebrate a special occasion.



We have complimentary internet connection throughout the house for the use of guests.


We have a full drinks licence, with an ‘Honesty’ Bar, from where you can help yourself as and when the fancy takes you! We stock a small range of beers, ciders, wines, spirits and soft drinks. We also have Champagne and Prosecco available for those special occasions and are happy to place a bottle, on ice, in your room, as a surprise for your loved one!


We offer all guests, upon arrival, a pot of tea and homemade cake in our Guest Lounge. We have a cosy coal fire in winter and guests are very welcome to relax in here and read, watch TV or borrow a DVD, or play a board game or simply chat to one another! We also have a range of maps, walks and cycle routes for you to borrow.


We have one car space per room in our private car park. Unfortunately, we can’t guarantee a space for guests arriving with a van or with a two cars per room, but there is good parking very close by in a lay-by or a residential side road.

Cycle Storage

We have secure cycle storage for 3 or 4 bikes. You can book this with us in advance if you wish. We can also lock up bikes in our enclosed back garden, under a tarpaulin.


We have an attractive garden, so after a hard day enjoying yourself, why not relax with a refreshing cold drink and enjoy the afternoon sun. Or, after breakfast, offer to feed the fish in the ornamental pond!

Twin Rooms

Beaulieu and Exbury Rooms can be used as twin rooms or double rooms – just let us know your preference when booking. Please see the information below about each room.

Four Poster Rooms

Forest View Room.

This is a large, sumptuous room for that special romantic break of pure indulgence! This room has a king-size four poster, a separate bath and shower in the en-suite and a comfortable seating area in the bay window.

Minstead Room.

Another great room for a romantic getaway – smaller than Forest View but quietly situated at the side of the house.  It features a king-size four poster bed and an en-suite shower room.

Double Rooms

Emery Down Room.

The smallest of our double rooms – lovely and cosy and at the back of the house, with views over the garden. It has a double bed and en-suite shower.

Burley Room.

Very light and airy, with a huge picture window overlooking the garden and fish pond. It has a king-size bed and en-suite shower.

Beaulieu Room.

A lovely spacious room at the front of the house, overlooking the forest.  It has two 3 foot single beds which can be zip and linked to make a super king-size bed. It also has an en-suite shower room.

Exbury Room.

On the second floor with great views over the forest. It has two 3 foot single beds, which can be zipped and linked to make a super king-size bed. It can be booked as a double or a twin room and has an en-suite shower.

Lyndhurst Room.

In the eaves on the second floor with great character! It’s an ideal room to sit up in bed with a morning cup of tea and watch the ponies on the moor. Being in the eaves, there is slightly limited headroom around the foot of the bed, but is otherwise fine. It has a king size bed and en-suite shower.
